When I started my website KualaLumpurProperty.com, I let people list for free and it was very successful. I thought I could charge for listings in a pay-per-listing model. For RM10/mo, people could list their properties with up to 10 pictures. However, absolutely nobody has signed up.

I make about $1-2 a day from AdSense and I was thinking I should just have listings free again and maybe that will mean more AdSense revenue as more property listings accumulate which means more people browsing and staying longer.

Afterall, RM10 in America (where I live) is less than $3. I might as make money with AdSense. What do you think? How should I maximize revenue for my real estate listing site?

When you offer something like this, you need to promote to two markets

1 - Those who wants to list properties. Your best bet would be real estate agents. They have a bunch of properties to list. But before they list with you, they need to know that it's worth it to list with you. If you ask me, I want to know -- do people come to your website looking for properties. I do think that with this, you need to go out to offline marketing to actually meeting up with the real estate companies. Maybe you can even offer free listings for them to start with.

2 - Those who are looking for properties. The agents won't list with you if you don't get people coming to your site. Maybe you can do some advertising in the classifieds where people 'normally' look for properties. You can also advertise at the most visited online publications here in Malaysia ... like Lelong, Cari, Utusan, BHarian, etc ...

RM30 (what I see now) is too little for real estate agents to pay. It's the amount of money which is just an annoyance. Bill them RM1000 for a five year subscription, or RM5000 for a lifetime subscription. And yes, sell directly, in person. You need to arm yourself with traffic stats, click-through stats, and enquiry stats.

Make a mailing list and fill it with all your registered property hunters and property sellers.

Thanks vincevincevince. That's a good idea. I've set the agent package now at RM500 for unlimited listings for 1 year.

I'm currently using AdWords to advertise the site and it gets about 60 unique visits a day mostly all the people looking to buy property rather than sell.
