If there any place that we can study on google? For me, I dun mind to pay then 10K or 20K, as long can know how their SEO system calculated.

The tool accepts a keyword, and returns keyowrds which G thinks is related to the given keyword. Next you can select upto 3 keywords from the list of keywords that are returned, and the number of pages to search, the pagerank threshold and your email id.

The only advantage I know if you have a high PR, is that you can sell links with higher price at Text-link-ads and TNX.net

PR means nothing except when you wanna sell links. You can obviously see pages with no or low PR ranking above pages with high PR. Don't get all tied up with it

Loads of backlinks with proper anchor text.

You asked this ... PR does not mean you get high rankings in the SERPs. It helps but not absolutely necessary. And PR update only happens a few times a year.

PR does not depend only on backlinks. It also depends on the quality of your website such as unique content, number of outgoing links, clean html code, etc.

I have several sites. My PR 0 site gets a lot of traffic (190+ unqiues per day) but my PR 4 sites only gets an average of 20-30 uniques per day.

Remember, low PR does not mean low SERPS

i really dont understand how PR rank the website.. i've created an aggregate politics news, arkib.com.my, and it get more than 1000 visitors daily, but when i check this site pagerank, the PR is "0"..

plus alexa rank my site in 9 million ranking..

i check a simple blog which not too active, they get better PR and ranking in alexa compare to mysite..

what the PR look for?
